Most overseas interest in Angeles City is concentrated around a small number of areas. The city centre, Balibago, is best known for its high number of quality restaurants, international brand hotels and shopping centres. Within Balibago is Fields Avenue, known for its raunchy bars and nightclubs, including what may well be one of the world's largest clusters of go-go bars. Adjoining Clark Freeport Zone is the site of world-class resorts, casinos, duty-free shops and beautifully landscaped golf courses.
Real estate in Angeles City has been booming for the best part of a decade. However, there are indications that the global financial slowdown will make its presence felt sooner rather than later. The number of Philippines properties being bought by Filipinos based in the US and other countries has began to fall rapidly as purse strings tighten. However, there are a number of positives. One is the price of property in the Philippines - an entry level condo unit in Angeles City could be secured for around 10 per cent of what an a European or American investor would expect to pay in a major city back home.
Another plus is the fact that the construction industry in the Philippines is still on the up - it grew in the second quarter of 2008 as the number of approved building permits nationwide surged by 9.3 per cent compared with the same period of 2007. It appears that a relaxation of construction permits has caught up much of the slack the global slowdown might otherwise have caused. Data from the National Statistics Office (NSO) showed the increase in both residential and non-residential building constructions. Residential building construction went up by 16.9 per cent to 18,451 from 15,781 approved building permits during the same quarter of 2007. Non-residential construction has also been on the up - it increased by 7.5 per cent to 2,707 from 2,518 during the same quarter of 2007.
While around half of the money pumped into construction, which amounted to P20.2 billion, was invested in-and-around the capital the Central Luzon was the third highest recipient.

Renovating
Renovation is not a particularly popular option among Angeles City's expat community and it is becoming even less so. In line with the rest of the country, Approved building permits for additions, alterations and repairs decreased by 15.2 per cent to 3,987 from 4,704 approved building permits in the second quarter of 2008, recent NSO data has shown.
